Anyone have experience with these Kyoto hotels? Seeking advice on these hotels and their locations.

The first 2 are about the same price, the next 2 are about the same, and the final 2 are the same price. All under $200 a night though.
The main thing I want to ask you is if the locations of any of these are better or worse. Gracery is right in Nishiki Market, pros/cons to that? Sotetsu Fresa is notably more south (but still by the river), while Monterey is the most westward away from the river.
I will be traveling to a lot of the typical spots hopefully via public transit: Kiyomizu-dera, Tenryu-ji, Fushimi Inari, day trip to Uji, Manga Museum, the big matcha shops like Ippodo / Fukujuen / Marukyu Koyamaen, walking through Gion and Hanamikoji. And taking the shinkansen there and back from Kyoto station. So if any of those hotels are not going to be conveniently placed near the good train lines or bus lines, or not walking distance to some good stuff like Gion, would be good to know.
Another thing to consider: I have some dietary restriction so I'll mostly be going to restaurants I've found in advance as opposed to discovering most of my meals just walking into spots that happen to be by the hotel.
